PRIMARY RESPONSIBILITIES/ACCOUNTABILITIES OF THE JOB: 

This position will play a key role in the global Center of Excellence (COE) dedicated to lease accounting, supporting accurate reporting and compliance for the company’s global lease under both US GAAP and IFRS (where applicable). This position will also provide budget and forecast support and P&L modeling for lease transactions.  This role will collaborate closely with global finance teams, real estate, IT, third-party service providers, and the shared service center, to deliver accurate, timely, and insightful financial reporting.  The role will also contribute to process improvements, system enhancements, and knowledge sharing across the enterprise.

 

Key Responsibilities:

 

Lease Accounting

  • Partner with Legal, real estate third-party service provider, and payables teams to ensure, timely, complete, and accurate lease abstraction and maintenance of key data points impacting global lease accounting in the Company’s lease management software (CoStar).
  • Review and Maintain lease accounting schedules within CoStar, ensuring completeness and accuracy of underlying data supporting lease accounting results.
  • Review lease-related journal entries from CoStar and prepare account reconciliations between CoStar and SAP to ensure alignment and accuracy of financial records.
  • Identify and monitor interface issues between CoStar and SAP, and collaborate with IT to investigate and resolve discrepancies.
  • Review prepaid rent memos from Real Estate Payables and record related journal entries in SAP.
  • Provide monthly reporting to regional financial management on key lease details to provide an understanding of results, such as right-of-use asset additions, analysis of rent expense, etc.
  • Support FP&A with lease-related budget and forecast information and lease analysis as needed.
  • Prepare analyses to evaluate the accuracy of global lease accounting results, including disclosure information for SEC filings.
  • Be the CoStar expert in order to optimize use of the system to gain process efficiencies.  Stay up to date with product enhancements and capabilities and incorporate into the COE process as applicable.
  • Review and Execute tasks related to CoStar administration, including validating interfaced foreign exchange rates, and preparing reports and requests for user access review.

Extended scope

  • Develop cross-functional expertise through structured cross-training within the Fixed Assets vertical to enable operational flexibility and business continuity.
  • Provide backup and transitional support to the Fixed Assets accounting team, including assistance with accounting, reconciliations, reporting, and process improvement activities as required.

Shared Services Collaboration

  • Collaborate with the shared service center for seamless integration of their  transactional responsibilities into results analysis and reporting.
  • Provide training and oversight to ensure process compliance and efficiency.

 

 

Stakeholder Management

  • Prepare support for internal and external audit requests.
  • Execute lease related SOX controls.

QUALIFICATIONS & EXPERIENCE:

Experience:

  • 5+ years experience in accounting in a multi-national corporation.  Retail or multi-location industry experience preferred.
  • Experience with lease accounting under ASC 842 and lease data administration systems (CoStar preferred)
  • Experience with fixed asset management

Education:

  • Bachelor’s degree in Accounting required, Master’s preferred
  • CPA  or CA preferred

Skills:

  • Strong knowledge of US GAAP, SOX regulations, and global finance operating models.  IFRS a plus.

·       Strong problem-solving skills.

·       Strong understanding of end-to-end accounting processes and working with global teams in various countries.

  • Excellent communication, analytical, and organizational skills.

·       Ability to work under pressure and manage multiple priorities.

·       Strong attention to detail and a passion for process improvement and automation.

·       Experience with ERP and forecasting systems (SAP and SAC preferred)

·       Experience with lease management systems (CoStar preferred)

·       Advanced Excel and data analysis skills; familiarity with Power BI or similar tools a plus
